A Guide to the New 2024 BC Building Code

The Province of British Columbia has officially adopted the 2024 edition of the BC Building Code, including Book II Plumbing Systems (BC Codes 2024). This significant update brings several changes and enhancements aimed at improving safety, accessibility, and sustainability in building construction across the province.

March 8, 2024, the BC Codes 2024 will come into effect, applying to all building permits applied for on or after that date. Buildings with permits in place under the BC Codes 2018 will generally remain unaffected by the adoption of the new BC Codes. The effective date for the new adaptable dwellings and earthquake design changes is March 10, 2025.

Key highlights of the new Code include:

  • Requirements for 100% adaptable dwellings in large condominium and apartment buildings
  • Reinforcement of bathroom walls for future installation of grab bars
  • Early adoption of national provisions to improve earthquake design changes for housing and small buildings with high seismic hazard values
  • Specific language deals with constructing extended rough-ins for radon subfloor depressurization systems
  • Cooling requirements allow one living space that does not exceed 26 degrees

While the 2024 Code aligns with most of the 2020 National Building Code requirements, it also includes several BC-specific code changes aimed at addressing the unique needs and challenges of the province. Notably, new national code content for large farm buildings and farm building equipment, as well as un-sprinklered home-type care occupancies, is not in the new Code.
